Sheila Larsen is a true professional every step of the way. We have been involved in numerous real estate transactions over the years and have worked with several different agents, most of them very good, but Sheila takes the prize. Beginning with the market analysis, she prepared a thorough and impressive presentation. She held multiple open houses for both Realtors and the public and gave us detailed feedback after each one. When another agent contacted her to show it, she immediately notified us even though we had moved out, and then followed up with that agent the same day to let us know how it went. We were selling mobile homes on rented lots in our mobile home park and I live across the state so needed an agent nearby enough who was willing to advertise, show and sell three homes for us. At a time when the market was hot and these were small dollar sales, Victoria stepped up to the plate and did a fantastic job for us! I was connected with Mary through an inquiry on Zillow. At the time I wasn't really concerned with who my agent would be. Well, I really lucked out when I was scheduled to view a property with Mary. She's been attentive and diligent through the entire process. As a startup investor, some realtors are less interested in working with you. This was never the case with Mary. We quickly found a property to flip and another to hold as a rental in no time at all. Throughout the process I had many questions about the property and the deal. Our best decision in realty was to hire Shelia Larsen as our buying agent! We contacted Ms. Larsen because of one of her listings in downtown Billings. Coming from out of state and having to work to make negotiations happen across state lines was very stressful, but Sheila answered the phone, got our information and started to find houses for us to look at all while taking our suggestions as well. Once all of us agreed on a date to meet in Billings to look at houses, Ms. Larsen dedicated the entire weekend to just us, was a wealth of knowledge about Billings neighborhoods, and guided us to a part of town that we’d be happy in. We ultimately didn’t buy any of the homes we toured, but we kept in touch with Sheila from out of state. Ms. Larsen guided us regarding types of loans available and discouraged us in our situation from taking out a bridge loan. When we found a home that we wanted to put an offer on, she helped us to make a solid contract. We were, unfortunately, out-bid and when things got weird with the selling agent, Sheila had our backs. When the house we did purchase came on the market, Sheila was there that day to show us the home over video chat. We put in an offer the same evening, and Sheila did all the rest. Ms. Larsen explained the buying process to us extremely well, and she helped us to understand the intricacies of our contracts. Shelia again advocated for us through the inspection and repairs process, counseling with us to have repairs completed. Ms. Larsen is wise, experienced, and an active member of the Billings and greater Montana realty communities. She is insightful, kind, knowledgeable, and a KICK IN THE PANTS! Shelia spent weeks with us both showing us homes or checking in with us when we went to open houses on our own. She never was too busy or out of touch. I worked with Sheila Larsen to sell a home in Billings after moving to New York City. Sheila was knowledgeable, professional, and she and her team at Berkshire Hathaway HomeServices, especially Korrine Barth, kept me informed during the sale process and handled the many details I could not take care of since I was two time zones away. Sheila came recommended by a highly competent property manager I have worked with for many years in Billings. But she set herself apart from the many professional real estate agents by taking care of what turned out to be a difficult transaction. Late in the sales process we discovered that my home needed foundation work, at an unknown cost. This sort of late-breaking development would scare off most buyers. Sheila’s knowledge of the local market and her network of contacts including professional engineers, inspectors, and contractors allowed her to find a buyer who was keen to undertake the work at a price that was fair to both of us. We met Sheila at an open house in 2012. Three years later, we were finally ready to buy a house. We had such a wonderful conversation with Sheila that one day in 2012 that she immediately came to mind when looking for a realtor. We couldn't have found a better real estate agent! We spent three or four months looking for houses before finding the perfect place. Sheila eagerly showed us around dozens of listings. Unlike other realtors we've used, she never displayed any impatience over our long search. Spending a few hours looking at houses with Sheila was often the highlight of my week, since it was fun to chat with her and get excited about houses. Sheila seemed to know everyone in town and every detail about the real estate market. Once we found our house, Sheila was instrumental in helping us negotiate with the listing agent and sellers to make sure that we got the best price possible. We got a price we were thrilled with. When things came up in our housing inspection, Sheila was great at advocating on our behalf with the listing agent and displayed great patience with our very picky fix-it list. Our loan process was also a bit complicate due to using an online lender. She helped us understand what the process would be like and made sure that everything on her end went through quickly. UPDATE: We've also sold a house with Sheila now. She was a total asset throughout the process and knows how to sell houses fast. We had signed offers on within 24hrs of our house "hitting the market", and then again when our original buyer buyer backed out. We had to move out of state before closing and Sheila handled a number issues that came up as closing approached. All in all the Sheila really helped minimize the stress involved with the house selling portion of our big move. Previous Review: Sheila is wonderful person and an amazing realtor. She worked super hard for us and left no stone unturned as we dug through the Billings market looking for a house. As first time home buyers we had lots of questions, and Sheila always had a knowledgeable answer for us. We never felt pressured to buy a home that wasn't right for us. Three months ago I moved to Billings with my wife and 2 kids and wanted to find a 3 unit investment property. After asking for a referral for a good realtor, I had to pick between 2 "highly recommended" realtors but ended up going with Sheila because she had been described as "hard working" and I liked the idea of having someone working around the clock to find a property that could act as both a home for my family and investment property. Long story short, Sheila's hard work is hands down the reason why I was able to buy the perfect home for my family. First off, there wasn't much inventory on the market for what I was looking for, but Sheila went the extra mile to ensure that I got to view properties either before they were even put on the market or immediately after they were listed. Once we found the property that we liked, Sheila worked quickly over the weekend to get it under contract for us so that the seller's realtor had to cancel the rest of his showings because it was a highly desired property. I was even extremely impressed with Sheila's excellent negotiation skills and she ALWAYS had excellent communication with me calling, texting or emailing me updates constantly. While all of the reasons I have already listed above are enough to make me extremely happy with her services, the REAL reason I say that she is hard working and the absolute best at what she does is because she saved the day after my home got appraised for $20K less than the agreed upon purchase price. This basically killed my original financing, BUT within 24 hours Sheila had set up an appointment for me to meet with a local bank, obtain special financing (approved within 24 hrs!) and knocked off an additional $5K off the purchase price to make it all work. I truly believe that if I had used any other realtor I would still be without a home and extremely upset -- Good news is Sheila saved the day! She even worked quickly enough so that I could bring my 2 day old baby home from the hospital to his own nursery. Thanks Sheila for all that you did for my family. We both bought and sold a home with SHEILA LARSON. We were so impressed with her when we purchased our home that we used her again when we sold our home in Billings, Sheila worked timelessly to get our home sold. In less than 30 days she listed it, had an open house and sold it! We had already left the area so before every showing Sheila would go to the house to turn on lights and get it ready to show. After the showing she returned to make certain everything was in order. Upon selling it, she made herself available to let the inspector and several contractors inside to complete necessary work. Sheila helped my husband and I throughout the whole process of selling our house from the beginning to the end. I would recommend Sheila Larsen to anyone interested in buying or selling a home. Sheila helped my husband and I sell our first house this summer, and prepared a thorough, informative market analysis to make sure we priced the property aggressively but fairly. Before listing the home, she hired a professional photographer to take interior and exterior pictures for her website. They turned our beautifully and generated tons of interest in the house. Sheila was great about following up any leads and scheduled multiple showings every day. Because of her diligence, we were able to sell our house within two weeks of listing. During the inspection and appraisal, we discovered there was a structural issue with the home that needed to be addressed prior to closing. Sheila has countless relationships with professionals in the Billings area and an excellent reputation which enabled her to have contractors on site within 24 hours. We went to Zillow without knowing anyone in the area and by chance were assigned Mary. She went above and beyond as we we were looking for a new house. Mary was very knowledgeable about the area and listings available. Even though we closed on our house over a month ago, Mary still reaches out to see how everything is going.

Sheila was fantastic to work with. We live over 400 miles away and did not have the ability to meet on short notice to view a property. Sheila asked all the right questions to get to know us and our needs. She would send us links to properties that she thought would work for us. When I was in Billings she arranged showings that fit our requirements. Ultimately the perfect property came up and we were able to purchase it. All along my wife and I felt that she was working as our advocate and putting our needs first. We would recommend her without reservation. In addition her associate Mary was very helpful and responsive as well.

We had a great experience with Sheila and her team. She is super knowledgeable about the local market. Her and Mary were very good at getting us through the whole process.
